Terms & Conditions

1. Service provider

“All Around You Suites” is a trade name used by RD PROJECT S.R.L.

2. Scope of service

This website allows users to book online:

  • Luxury suites (Bed & Breakfast format where applicable)
  • Tourist apartments for exclusive use

These Terms & Conditions govern the agreement between the service provider (“All Around You Suites” / the “Property”) and the user who submits a booking through the website.

3. Formation of the contract

A booking is concluded when the user completes the booking process correctly and receives a confirmation by email (automatic confirmation) or written confirmation from All Around You Suites, depending on the booking flow/channel.

Booking requests submitted via forms, email or phone are subject to availability and are considered confirmed only after written confirmation. If the website provides instant-confirmation checkout, the confirmation email constitutes written confirmation.

4. Prices, taxes and city tax

All prices are shown in Euro (€) and include accommodation and the services expressly indicated in the accommodation description. Unless otherwise stated, prices do not include:

  • Rome city tax (tourist tax), where applicable
  • Optional extras requested by the guest

The city tax, if applicable, shall be paid according to the rules and rates set by the Municipality of Rome.

5. Payments (PayPal)

We accept payments via PayPal. When you choose PayPal, your transaction is processed by PayPal and is subject to PayPal’s applicable terms and policies. RD PROJECT S.R.L. does not receive or store your PayPal credentials or card details.

If payment is required to confirm a reservation and the transaction is not successfully completed, the booking is not guaranteed. The applicable payment terms (including timing and conditions) are displayed during the booking process and form an integral part of the contract.

6. Cancellations and no-show

Unless otherwise stated in the rate conditions shown during the booking process and in the booking confirmation, guests may cancel the reservation free of charge up to 15 days before the scheduled check-in date.

For cancellations made within 15 days of check-in, for late cancellations, or in case of no-show, the applicable charges and/or refund rules will be those indicated in the selected rate and in the booking confirmation.

Cancellation, deposit (if any), no-show and refund conditions may vary depending on the selected rate and booking channel. The conditions displayed and accepted during the booking process and in the booking confirmation shall apply and form an integral part of the contract.

7. Check-in / Check-out and Operational Hours

Operational hours

The Property operates daily between 15:00 and 20:00. Assistance outside these hours is not guaranteed unless previously agreed in writing.

Check-in

Standard check-in time is from 15:00 to 20:00.

Guests may request luggage storage prior to check-in time. This service is subject to availability and prior confirmation by the Property. The Property shall not be liable for loss, theft or damage to luggage left on the premises.

Check-in after 20:00 is available by appointment only and subject to confirmation. A late check-in fee of €50.00 applies for arrivals between 20:00 and 24:00. Check-in after midnight is not guaranteed and must be expressly agreed in advance.

Check-out

Check-out must be completed strictly by 10:00 on the day of departure.

Failure to vacate the accommodation by 10:00 may result in additional charges.

8. Guest obligations

Guests agree to:

  • Use the property with due care and respect
  • Comply with house rules and applicable regulations
  • Respect neighbours and public quiet hours

It is not permitted to carry out unlawful activities, create disturbance, or use the accommodation for purposes other than hospitality.

8-bis. Maximum occupancy and registered guests

Each accommodation unit may be occupied only by the number of guests indicated at the time of booking. It is strictly forbidden to exceed the maximum occupancy declared in the booking confirmation.

Only guests duly registered at check-in are permitted to stay overnight at the property. Hosting unregistered persons overnight is not permitted and constitutes a serious breach of contract.

8-ter. Use of the property and house rules

Guests must comply with the following rules:

  • No parties, events or gatherings of any kind.
  • No excessive noise; guests must respect neighbours and any condominium rules.
  • No unlawful activities; the accommodation may not be used for purposes other than residential hospitality.
  • Guests must take reasonable care of furnishings, equipment and safety systems.

8-quater. Smoking

Smoking is not permitted inside the accommodation unless expressly indicated otherwise. Any violation may result in additional cleaning charges and/or compensation for damages.

9. Damages

Guests are responsible for any damage caused to the property beyond normal wear and tear, and for the loss of keys or access devices. All Around You Suites reserves the right to request reimbursement of proven damages and related costs.

10. Liability

All Around You Suites shall not be liable for loss, theft or damage to guests’ personal belongings. The company shall not be liable for disruptions caused by events beyond its reasonable control.

11. Force majeure

In the event of unforeseeable and unavoidable circumstances that prevent the provision of the service, All Around You Suites may cancel the booking without further liability and, where possible, propose an alternative solution.

12. Early termination of stay

In the event of serious violations of these Terms & Conditions or house rules, including but not limited to unauthorized guests, parties, excessive noise, damage to property, or unlawful activities, All Around You Suites reserves the right to immediately terminate the stay without refund.

In such cases, the guest shall be required to vacate the accommodation immediately, without prejudice to the right of the property to claim compensation for any damages suffered.

13. Personal data

Personal data is processed in accordance with Regulation (EU) 2016/679 (GDPR) and as described in the Privacy Policy available on the website.

14. Changes to these Terms

All Around You Suites may update these Terms & Conditions at any time. The version applicable to a booking is the one in force at the time the booking is confirmed.

14-bis. Online dispute resolution (ODR)

In accordance with Regulation (EU) No. 524/2013, consumers may use the European Commission’s Online Dispute Resolution (ODR) platform for disputes relating to online contracts.

15. Applicable law and jurisdiction

These Terms are governed by Italian law. The competent court is Rome, unless mandatory consumer protection rules provide otherwise.
